Why waterfront property needs the air

From the street, a lake house is a garage and a front door. The things buyers and members pay for are on the other side: the frontage, the dock, the view line, the channel out to open water and how close the neighbors are. Only an aerial shows all of that in one frame. Marinas and yacht clubs have the same problem at a larger scale, since slips, fuel docks, the clubhouse and the harbor entrance never fit in a ground photo.

Aerials establish the setting, ground photography covers the interiors, and an FPV pass can tie them together by starting over the water and flying through the back door. For developments, the same crew can document construction and then shoot the launch.

Lake St. Clair, the rivers and the inland lakes

Lake St. Clair. Michigan’s Department of Environment, Great Lakes, and Energy puts the lake at 430 square miles with an average depth of 11 feet, shared between the US and Canadian sides. Airspace changes along the Michigan shore. When we checked FAA data in September 2026, the Grosse Pointe shoreline and southern St. Clair Shores showed uncontrolled Class G airspace at the surface. From northern St. Clair Shores through Harrison Township, including Lake St. Clair Metropark, the shore sits inside Selfridge Air National Guard Base’s Class D airspace. LAANC ceilings there step down from 300 feet to 100 feet at the Metropark and 0 feet close to the base, and the FAA lists Selfridge itself as a national security area where drones are banned from the ground to 400 feet.

The Detroit and St. Clair rivers. Both are border rivers. The international boundary runs down the Detroit River, and the St. Clair River from the Blue Water Bridge at Port Huron down to Lake St. Clair is also shared with Canada. Flying into Canadian airspace requires Canadian certification and a special flight permit, so we keep the aircraft over the US side and frame Ontario from there. On Detroit’s east riverfront, the FAA also lists the Coast Guard’s Sector Detroit base at the foot of Mt. Elliott Street as a no-drone national security area. Inland lakes. Oakland County says it is home to more than 1,400 lakes, and airspace varies from one to the next. In FAA data, Cass Lake sits inside Oakland County International Airport’s Class D with a facility-map ceiling of 0 feet, which means a LAANC further-coordination request that the FAA says must be filed at least 72 hours ahead. Orchard Lake, a few miles south, showed Class G at the surface. We check every address in B4UFLY or a LAANC app on the day of the flight.

Wind, water and over-water risk

Open water changes how a flight goes wrong, and we plan for it:

  • Nowhere to land. A low battery over land ends in a parking lot. Over a lake, it ends in the water. We fly shorter legs over the water and turn back early.
  • Wind. Wind over open water is often stronger than it feels on the dock, and gusts can push a hovering drone off its line. We check conditions at altitude and reschedule when the footage or the aircraft would suffer.
  • Sensors. Moving or reflective water can confuse the downward sensors some drones use to hold position, so we keep more height over water than over a lawn.
  • Cold. Batteries lose capacity in the cold, which matters for winter ice shots.
  • People and boats. People on boats, docks and beaches count under Part 107’s rules on flying over people. Under §107.25, a drone may not be operated from a moving boat unless it is flown over a sparsely populated area.
  • Wildlife. The federal Bald and Golden Eagle Protection Act prohibits disturbing bald eagles, and the Metroparks’ drone rule names eagle protections specifically. We keep our distance from nests.

Marinas, clubs and waterfront developments

Clubs and marinas usually want more than one day of footage: a summer set with boats in the slips, an event day, a fall or winter set for off-season marketing. Regattas and club events bring the same over-people rules as any crowd, so we fly along the edge rather than over spectators. Waterfront developments often start with site context and progress aerials and finish with the launch film. Our work at The Residences at Water Square opened high over the Detroit River before moving inside, and the same approach works on a lake.

FAQ

Questions we get asked

Can you fly a drone along Lake St. Clair?
Yes, with authorization in places. FAA data shows the Grosse Pointe and southern St. Clair Shores shoreline in uncontrolled Class G airspace below 400 feet. From northern St. Clair Shores through Harrison Township, the shore sits inside Selfridge Air National Guard Base's Class D, where LAANC ceilings drop from 300 feet to 0 feet closer to the base. The base itself is a no-drone national security area.
Can you photograph Windsor or Canada from the Detroit River?
Yes, from the US side. The international boundary runs down the Detroit River and the St. Clair River, and flying into Canadian airspace requires Canadian certification and a special flight permit. We keep the aircraft over the US side and point the camera across.
Can you fly the drone from a boat?
Part 107 bars operating a drone from a moving boat unless the aircraft is flown over a sparsely populated area. On busy stretches of water we fly from shore, a dock or an anchored boat.
What if the drone goes down over the water?
Over water there is nowhere safe to land, so we plan conservatively: shorter legs over the water, early returns, more height over reflective surfaces and rescheduling when the wind is too strong. Liability insurance covers damage to others; only hull coverage covers the aircraft itself.
When is the best time of day to shoot a waterfront home?
It depends on which way the shoreline faces. East-facing shores, including most of Lake St. Clair's Michigan side, catch morning light on the water, while west-facing shores suit late afternoon. Calm mornings give the cleanest reflections.
